Terms and Conditions

General Policy

  • All rates apply to single or double occupancy, except where otherwise noted.
  • Room rate includes complimentary breakfasts for the indicated number of guests.
  • Breakfast is served from 7:15 to 10:15 AM.
  • Our special breakfast sets must be ordered before 12:00 PM of the previous day. See ‘Breakfast’ section.
  • Minimum stay of two consecutive nights is required. Longer stay may be required during peak seasons and festival periods.
  • We are unable to accommodate large groups (more than 6 people) during certain periods.
  • For the benefit of all guests, mature and quiet guests are preferred.
  • Smoking in-room is strictly prohibited. Smoking is permitted on the balcony/patio, and open-air areas only.
    Please be mindful of other guests and refrain from smoking in the breakfast area and other common areas on hotel grounds.
  • One child of 5 years old or younger can share a room (junior suite and above) with existing bedding.
    Breakfast is not included when a child under 5 years old stays with existing bedding (without extra bed).
  • Check-in time is from 2 PM till 10 PM. Check-in later than 10 PM must be pre-informed.
    (Please note that your arrival information is required as there is no typical front desk/reception. Should you wish to arrive early, we will gladly register you and store your bags.)
  • Check-out time is 11 AM. Self check-out is available for check-out earlier than 7 AM.
  • All facilities, including the room, are for checked-in guests only.
  • Swimming pool is open from 10AM to 8PM. Please refrain from using the pool outside of these hours.
  • There is no airport transfer service. The airport taxi is the most convenient and cost-effective method to get from the airport to the hotel. We can arrange taxi pick-up for return to the airport, after check-out.
  • The Hotel reserves the right to charge guests the cost of rectifying damage or soiling, caused by accidental, deliberate, negligent or reckless act of the guest to the Hotel’s property or structure.
  • Rates are subject to change without prior notice.
  • We reserve the right to change, amend, modify, suspend, or terminate any part of the Terms and Conditions without prior notice.

Direct Booking Benefits

  •  We only work with a few third-party booking/distribution channels to avoid high fees. As a small business, we cannot sustain our operations if we rely on them. However, it is a necessity in order to get our name out there, as more and more people book through hotel booking websites, instead of booking direct.
  • Therefore, we urge you to book direct. To show our gratitude, we promise the following benefits.
  • Best Rate Guaranteed. We assure you that the rates you get are the best rates possible.
  • Priority Room Upgrade. When there is opportunity for room upgrades, direct bookings are considered first. (Please note that room upgrade is a privilege, not a given. It cannot be requested or confirmed ahead of time, and it is based on our sole discretion.)
  • Priority Room Selection. Want the best view? The quietest room? Nearest to the pool? Let us know and we will choose accordingly (from available rooms in the selected accommodation type).
  • Preferred Booking Conditions. We assure you that the booking policy you receive by booking directly with us is the most guest-centric policy available.
  • Early Check-in/Late Check-out. Available by request. Subject to availability.

Reservation Procedure

  • Choose your check-in/check-out dates in the online booking system.
  • Select the total number of persons, counting both adults and children.
    • If a child of 5 years old or younger is staying with existing bedding, do not count the child towards the total number of persons. Breakfast is not provided for the child. Extra breakfast can be added.
    • The child is allowed to stay in Junior Suite, Deluxe Junior Suite, Baan Orapin Suite, and Family Suite.
    • This must be informed in the “message” during the booking process.
  • Choose your room by selecting under the room type and indicate the number of guests for each room. Multiple rooms can be added corresponding to the number of persons selected in the first step.
    • For example, if 3 persons selected, you can add 2 rooms (2 guests in 1 room and 1 guest in the other room) or 3 rooms (with 1 guest in each room).
  • Click “Next Step” to continue.
  • Fill in your contact information. Ensure all info is entered correctly. Booking confirmation will be sent to the entered email. We’d also encourage you to write a brief intro so we get to know more about you!
  • Review the booking information before continuing. Please carefully review the check-in/check-out date, number of persons, and number of nights.
  • Click “Go To Payment” and complete the prepayment via PayPal.
    • We use PayPal to process prepayment transactions, but you do not need to have a PayPal account. Click “Pay with Debit/Credit Card” to pay without a PayPal account.
      *Note: No reservation is confirmed until prepayment is received.

Cancellation and Payment Policy

  • An advance non-refundable deposit payment will be required for guaranteed reservation.
  • The total bill must be settled on arrival in cash or by credit card.
  • Full payment as in original confirmed booking is charged for early departure or late arrival. No exceptions.
  • Full credit of your deposit will be kept up to one year for your future booking if a cancellation is made at least 30 days prior to your check-in date.
  • No-Show policy applies to any or all guests who have a confirmed reservation at Baan Orapin, who do not appear on the confirmed check-in date, and who do not provide a proper cancellation notification. Any reservations of No-Shows will be cancelled with no refund, and the rooms released for new bookings.
  • A violation of any policy as stated on this page may result in a fine or in certain cases, just cause for termination of stay without refund.
  • Rates are subject to change without prior notice.

Privacy Policy

  • By using our website, you consent to the ‘Privacy Policy’ as stated below.
  • We do not sell, trade, or transfer to any third-party or outside parties your personally identifiable information. This does not include trusted third parties who assist us in operating our website, conducting our business, or servicing you.
  • We may release your information when it is appropriate to comply with the law, enforce policies, or protect ours or others’ rights, property, or safety.
  • We cannot be held liable for damages resulting from IT(Information Technology)-related problems including – but not limited to – hacking, spam, spyware, malware, and computer viruses.
  • Information you provide may be used to personalize your experience, improve customer service, process transactions as requested by you (the visitor) on our website, send information including updates, promotions, survey, or other site feature.
  • You may choose to stop receiving emails at any time.
