How do I make a booking?
How do I know if/when my reservation is confirmed?
Your reservation is confirmed when the requested deposit is successfully paid.
How much deposit is required to confirm a reservation?
The deposit amount depends on date of stay, length of stay, and room type but is approximately equivalent to 1 night. During festival periods such as Loy Krathong, Christmas and New Years, we may request deposit up to the equivalent of 2 nights.
Do you offer airport transfer?
We can arrange a taxi to pick you up at the airport. However, we recommend using the airport taxi service because it is convenient and economical. To use the airport taxi, go to the airport taxi counter and tell them to go to “Baan Orapin near Wat Ket”. If you wish for us to arrange, let us know through email, but it will cost more than using the airport taxi (because the non-airport taxi has additional charge for going to the airport and waiting).
How many room types are there and how are they different?
There are 5 room types – Superior, Junior Suite, Deluxe Junior Suite, Baan Orapin Suite, and Family Suite. Some types are offered both in the Front Wing and Rear Wing of the property, but the Deluxe and the Baan Orapin Suite are all in the Rear Wing. While rooms within the same type share similar features, no two rooms are exactly the same. See detailed information of the Front Wing rooms here and the Rear Wing rooms here.
What is the difference between the Front Wing and the Rear Wing?
The difference is mainly the surroundings. The pool, breakfast area, and larger garden is located in the Rear Wing, so all rooms in the Rear Wing have pool view and more privacy. The Rear Wing is also further from the road so it is more quiet. The Front Wing has its own landscaped garden, but is smaller in size.
What are the check-in and check-out times?
Check-in is from 2pm in the afternoon onwards and check-out is at 11am.
Can I check-in earlier?
Early check-in is sometimes possible, but it is subject to availability. If unavailable, we will happily store your luggage when you arrive and deliver it to your room when ready.
Can I have a late check-out?
Late check-out is possible as per room availability. When available, late check-out up to 2pm is free. If check-out later than 2pm is requested, please speak to us directly.
Can I book a room for 1 night?
A stay of 1 night can be booked during the low season (May – June). Due to our limited availability, a minimum stay of 2 consecutive nights is required for other seasons. A longer stay may be required for peak season. Alternatively, you can walk-in on the day and find out if we have availability for that night.
How convenient is your location?
There are more than 10 restaurants and cafés within a 5-minute walk from us. Many of which are the most popular of Chiang Mai. A local-owned convenience store is located just across the street. A laundry shop just a few steps to our right. Chiang Mai’s oldest public market, Warorot market, is located just across the footbridge. A supermarket within a 10-minute walk. Songthaews/Red car (share taxi) and Tuk Tuks regularly pass by our front gate.
Can you give recommendations on tours and activities to do in Chiang Mai?

We’re vegetarians. Can this be accommodated in our breakfast options?
First of all, you’re awesome. We admire you for it, truly. And yes, we most definitely can offer vegetarian-friendly breakfast. We have a few vegetarian-friendly options on the menu, but many of the other choices can be cooked to be vegetarian-friendly. Don’t worry, we are flexible and responsive to your needs.
We know Thailand is a tropical country, but how bad really are the mosquitos?
It depends on the season. But keeping a mosquito repellent spray/lotion handy is a must, especially if your day plan is out in the jungle or in rural areas. We also have insect/mosquito repellent spray in the common area for you to use. We place a mosquito repellent coil in front of your room entrance every evening, and housekeeping regularly sprays mosquitos in the room.
How do I cancel a booking and what is the cancellation policy?
